The LV= flexible lifetime mortgage scheme is a drawdown equity release scheme which allows you to take a lower initial loan amount and still have access to a reserve facility for you to call on in the future, as & when you need it.

Plans start at age 60 & there is a minimum property value of £70,000 with a £10,000 minimum initial withdrawal limit.

You can borrow from the reserve facility at any time without further approval, subject to a minimum of £2,000 & there are no additional charges for future withdrawals.

The interest rate on the initial cash withdrawal is fixed, however any subsequent withdrawals will be at the rate applicable at that time. LV= will guarantee your reserve facility for a total of 15 years.

The advantage of LV= equity release scheme is the early repayment charges, which are fixed at 5% for the first 5 years, 3% for the next 5 years with NO early repayment charges thereafter.

LV= have improved these early repayment charges even further with the inclusion of an early repayment charge waiver. Therefore, on joint applications should one partner die or move into residential care, the equity release scheme can be repaid within 3 years without ANY penalty.

Further advances are possible in the future subject to lender criteria and LV= will allow a two further free valuations for this purpose.

There are no monthly payments ever required during the term of the lifetime mortgage and the interest rate is fixed for life.
